Chapter 179: Chapter 179: Cofco Seaview No.1

To Wu Yun, the location of Cofco Seaview No.1 was much better than Binjiang Triumphal Arch, as it was right next to the legendary Tomson Riviera.

Following the agent into the residential complex, the male agent explained, "Mr. Wu, Tomson Riviera primarily features floor plans of 434 and 597 square meters, whereas Cofco Seaview No.1 focuses on layouts between 300 and 400 square meters."

The female agent beside them chimed in, "Although Tomson Riviera has consistently topped the charts for total price among Modu’s luxury properties, Seaview No.1 closed a deal at the end of October 2012 for a unit priced at 216,000 yuan per square meter, breaking Tomson Riviera’s record of 189,000 yuan per square meter."

"The unit from that sale was on the 10th floor of Tianyue Block, which is where we’re headed. The layout was five bedrooms and two living rooms, an area of 390 square meters, with a total price of about 84 million yuan."

The male agent leading the way then said, "Mr. Wu, the unit we’re seeing today has the same layout and is in the same building, but on the 36th floor."

Wu Yun immediately understood what the agent was implying; the apartment they were about to see was likely priced in the eighty to ninety million range.

"Let’s go take a look! If the location is good, we can settle it today!" As he spoke, Wu Yun gently patted the back of Qi Fei’s hand.

Taking the cue from Wu Yun, the male agent grew visibly excited and began to more enthusiastically describe the complex’s amenities and the apartment’s details to Wu Yun and Qi Fei.

"Seaview No.1’s design completely separates pedestrian and vehicle traffic. Tianyue Block has a two-elevators-per-unit configuration: one private elevator for the owner and another for the staff," the male agent explained, pointing to Tianyue Block in front of them.

As they entered the building, he added, "The complex has a private clubhouse, gym, swimming pool, and other facilities. There’s also 24-hour concierge service available."

He gestured toward a man in a crisp suit standing at the entrance, who was smiling at them.

Taking the private elevator, the four of them quickly arrived at the designated floor.

The moment they stepped inside, Wu Yun saw the newly renovated foyer. The floors were gleaming, a clear sign that the place was regularly cleaned.

But it felt to Wu Yun that it lacked a lived-in atmosphere, as all the cabinets and tables were completely empty.

The sharp-eyed agent noticed Wu Yun’s puzzled expression and said with a smile, "Mr. Wu, the owner is a well-known tycoon in the country. I can only disclose his identity once you’ve made a decision. He has only stayed here a few times, and he recently needed to free up some capital, so he had someone clean the place out. That’s why it looks so new."

The male agent took out two pairs of shoe covers and handed them to Wu Yun and Qi Fei.

To the left of the entrance was a guest bathroom.

To the right, the entrance opened directly into a spacious living room. Under the warm-toned lighting, the interior didn’t feel cold or desolate at all.

"Over here is the kitchen. Behind that door is the staff’s room, which has its own bathroom and elevator access," the male agent said, pointing to a small door beside the dining area.

"All the appliances and furniture in the apartment are from major international brands. The owner told me the renovations alone cost over ten million yuan."

"It’s fully equipped with in-floor heating and central air conditioning."

Wu Yun walked toward the living room balcony, noticing a room next to the living room, just behind the foyer, which had been set up as a sitting room.

The long, continuous balcony seemed like a nice place for an after-dinner stroll to enjoy the night view.

Standing on the balcony, Wu Yun had an unobstructed view of the ships on the Huangpu River and the Bund on the opposite bank.

The male agent added with an eager smile, "Mr. Wu, this 391-square-meter apartment offers the exact same river view as the 597-square-meter units at Tomson Riviera."

Wu Yun nodded in satisfaction. "Qi Fei, what do you think of the view? This spot is also close to the office, and the view is so expansive. It’s fantastic!"

The agents weren’t surprised. Qi Fei’s decisiveness when renting the office space had already marked them as prime clients.

In fact, they were pleasantly surprised; the chances of closing this deal were looking very high.

Qi Fei leaned in and whispered in Wu Yun’s ear with a grin, "As long as you like it! You’re the one paying, after all, my dear boss!"

"Feeling mischievous, are we? Don’t you start your act with me!"

Wu Yun turned to the male agent. "Come on, let’s see the bedrooms."

The bedrooms were all very large. Two of them, which faced the complex’s central courtyard, were designed as suites.

The master bedroom and the study, on the other hand, faced west, offering a direct view of the river.

When she saw the master bathroom, Qi Fei finally let her excitement show. "Wow! Xiaoyunzi! This bathtub is in the perfect spot! You can see the Oriental Pearl and part of the river! Soaking in here with a glass of red wine would be just as romantic as it is in the movies!"

"And this bay window! The view is absolutely incredible! It’s a completely different style from our Black Eagle Manor in Rongcheng!"

For the first time, Qi Fei clearly voiced her own preference to Wu Yun. She hugged his arm, looked up at his face expectantly, and said, "Xiaoyunzi! Let’s get this one! We don’t need to see Tomson Riviera!"

The male agent standing nearby didn’t dare to interrupt the moment, simply waiting quietly for Wu Yun’s decision.

After seeing Wu Yun nod, the male agent spoke up tentatively, "Mr. Wu, shall we discuss the price, then?"

The female agent beside him glanced at her colleague with a touch of envy, knowing this deal was in the bag.

"Let’s sit down to talk. We’ve been walking around for a while; we should take a break."

Back in the living room, Wu Yun pulled Qi Fei down to lounge casually on the soft sofa. He looked at the male agent, ready to hear the asking price.

"Mr. Wu! The owner is asking for 250,000 yuan per square meter, which comes to a total of 97.75 million yuan."

Even though Wu Yun’s money seemed to come out of thin air, he wasn’t a fool.

Wu Yun shook his head. "That’s too high. This is a high floor, not a mid-level one. As you know, the higher and lower floors are priced below the middle floors. Even if a mid-level unit sold for 216,000 per square meter back in October 2012, that was only two years ago."

"The price appreciation for these luxury properties hasn’t been that dramatic. You have to remember, when this place first went on the market, it already set the price ceiling for all of Huaxia!"

Wu Yun thought for a moment, then said with a smile, "I think a price of 210,000 per square meter is more reasonable."

But then Wu Yun suddenly felt a bit cheap. ’A billionaire of my stature, reduced to haggling with a real estate agent? Isn’t this what assistants and secretaries are for?’

Suddenly remembering something, Wu Yun casually asked before the agent could respond, "So, can you tell me which tycoon owns this place now?"

The agent froze, the counter-argument he’d been preparing stuck in his throat. After a moment’s hesitation, he said cautiously, "I’m not sure if you’ve heard of a Ms. Du Juan? She was the one who had her people contact us about selling this apartment."

’Du Juan?’ Wu Yun racked his brain for the name. He had purchased every issue of Forbes and the Hurun Report from the year 2000 to 2023—his year of rebirth—from the system’s shop, but his knowledge was limited to the names of people and companies on the rich lists.

Seeing Wu Yun’s blank expression, the agent added, "Ms. Du Juan is the current chairman of Gome Electronics."

Wu Yun instantly understood. ’So, it’s her!’
